This house, a mid-terrace single dwelling Victorian house was built in the 1860s, has been reasonably well preserved in its original state. A notable modification was a mid-20th C. rear extension, a single-storey simple rectangular structure extending approx. 4m into the rear garden, spanning most of the width of the building.
We were asked by the Owners of the house to review the project of a replacement rear extension designed a year earlier by others but rejected by the Local Council at the Planning Application stage. We considered the Clients brief and put forward an alternative proposal which, after some discussions with the Local Council, achieved Full Planning Consent.
The main design challenge was to combine several uses within the compact layout of the garden floor without compromising amenities of daylight and fire safety: master bedroom and ensuite bathroom, kitchen with dining area, music studio, small library, utilities area. Our design proposal offered a flexible layout by opening up the main structural walls, where the seemingly unrelated uses could co-exist harmoniously. The new rear extension of kitchen and dining was designed in traditional construction matching the existing building, but offering modern functionality including a roof terrace. New large sliding-folding doors open the house to the rear garden and patio, both of which were redesigned to suit. The kitchen furniture, designed in-house by ourselves and executed by specialist joiners, is in solid oak with lime stone worktops and stainless steel drawers. The garden floor has been fitted with eco’ oak flooring, lighting and underfloor heating throughout.
During the construction on site the Clients decided to add refreshing the remaining upper floors of the house, which resulted in new bathrooms fit-out and a complete redecorations to the inside and outside of the house.
